Residential Development Stodolní Advances to the Next Phase of Construction
Scheduled for completion in 2027, the development will offer more than 130 new apartments, commercial premises and a new public space connecting the residential neighbourhood with the PLATO contemporary art gallery.
The transformation is taking place in one of the city's most prominent locations and supports Ostrava's long-term strategy of giving neglected urban areas a new purpose. Alongside the residential building itself, a new pedestrian zone with greenery and relaxation areas will create a natural link between the cultural, residential and public life of this part of the city centre.

Since construction began, demolition of the original buildings has been completed, the excavation pit has been secured, earthworks have been finished, and most of the reinforced concrete structures for the first underground level have been constructed. Work is currently focused on the load-bearing structures of the above-ground floors. Over the coming months, this will be followed by masonry work, window installation, roofing and technical building systems. The structural shell of the building is scheduled to be completed later this year. Although the project has required solutions to several technically demanding challenges typical of construction in a densely built-up historic city centre, the construction schedule continues to be optimised to ensure the planned completion date is maintained.
The project's technical complexity goes hand in hand with a strong commitment to sustainability. The construction pit was secured using modern deep soil mixing technology, minimising impacts on neighbouring buildings. Selected structural elements use low-carbon concrete mixes with a reduced environmental footprint. Once completed, the development will also feature a rooftop photovoltaic system, rainwater harvesting for landscape irrigation, infrastructure for electric vehicle charging and community gardens for residents.

We are building in the immediate vicinity of historic buildings and cultural institutions, which means every stage of construction must respect the surrounding environment. At the same time, we are seeking ways to reduce the environmental impact of the construction process itself through the use of low-carbon materials and modern technologies. Next door stands a listed historic building whose reconstruction received recognition in the prestigious European Union Prize for Contemporary Architecture – Mies van der Rohe Award. The creation of this new urban quarter has also been supported by the City's investment in extending Masná Street and connecting Stodolní and Janáčkova streets. The investor's use of modern, sustainable construction technologies, together with the comprehensive revitalisation of the surrounding public space, will transform the entire area into an attractive address and an excellent place to live. The architectural design by the renowned Bogle Architects responds sensitively to the area's industrial heritage and its immediate proximity to the PLATO gallery. Combining high-quality architecture, sustainable technologies and new public space, the project goes beyond conventional residential development. Residential Development Stodolní represents another important milestone in the regeneration of Ostrava's city centre and demonstrates how disused urban sites can be successfully brought back to life.
